Now that the world has slowed down and we are all required to stay at home, most of us are required to change our daily lives to combat the enemy “COVID-19”. If you are currently living in South Africa, I am assuming you are doing a good job by staying home and practising social distancing due to the national lockdown. Well done! But what about the most important thing you need to do daily? What about your job? A lot of people are unsure about their jobs and many don’t really know how to work from home. For those of you who are already, or want to start working from home, we have compiled a few tips that can help you keep your productivity levels on par with what it was at the office.


1. Create a personal schedule.

It is not enough that you know what tasks you need to accomplish. How you will be accomplishing these tasks is an essential step toward getting them done. Especially since you now have to work in a different environment with different distractions that keep you from getting things done. To adjust to your new environment, you need to separate personal time from work time and prepare a schedule that works for you. A good way of doing this is to prioritise tasks and allocate specific times to complete those specific tasks. Therefore, plan your days to have some order and plan your weeks to know how your week is going to look before you dive into it.


2. Add value

One way to stay motivated during this lockdown and to be really productive is to see what value you can add to work, tasks, or projects you are responsible for. This is the perfect time to add value to projects without being monitored or being told to do so. Put in a little bit extra. Try something new. This way you keep your job interesting and you add value which can be advantageous to your company as well as to your career.


3. Keep in contact with colleagues

Talking to your colleagues can be advantageous to you as this will stimulate your brain to keep you in that work state. Communicating with colleagues about work-related topics can help you understand how to complete your tasks at hand efficiently and effectively. But instead of relying on WhatsApp to communicate rather use other communication methods like video conference platforms. Using WhatsApp can be counterproductive because of features like WhatsApp statuses and those friends and family group chats. This is also important but can be counterproductive, especially when the topic is interesting and funny. Keep that separation. Let me guess, you have looked at your phone more than a million times ever since the lockdown started. Chances are you even participated in a few challenges on Tik Tok and

9. Keep work and personal life separate.

For at least the past 18 months South Africa has been waiting with bated breath to see what the outcome of the recent national elections would be, which took its toll on the property industry as the market adopted a wait-and-see approach. With the sixth democratic general elections now successfully behind us, Cosmopolitan Projects – like the rest of the country – is positive and excited about the future.
Anton Crouse, Managing Director of the Cosmopolitan Projects and Central Developments Property Group, says that the stage is set for the industry to prosper again and that Cosmopolitan Projects is ready to invest billions in the delivery of affordable housing. He adds that with a fairly positive outlook on GDP numbers over the next two to three years and President Cyril Ramaphosa firmly committed to good governance and growing the economy, the only thing that is still needed to truly stimulate the industry is an interest rate cut.


After years of preparation, Cosmopolitan Projects now has six mega-developments comprising 45 000 units lined up to deliver affordable housing throughout Gauteng over the next 10 years. These developments are situated in Lotus Gardens (Pretoria West), Sammy Marks (Pretoria East), Rosslyn (Pretoria North), Protea Glen (Soweto), Lion Park (Johannesburg North) and Sky City, Alberton (Ekurhuleni), which is already well underway.
Ultimately comprising 17 000 units, Sky City is the largest privately-funded affordable housing development in South Africa. Since September 2017 Cosmopolitan has already delivered 2 000 houses at Sky City and the total residential project will be completed in phases over the next eight to 10 years at a value of approximately R10 billion.



More than Just Housing


With its shift to mega-developments, Cosmopolitan Projects’ approach has evolved into one of holistic property development. Besides the 17 000 affordable houses and high-density apartments, Sky City also includes schools and day-care facilities, shopping centres, a public transport hub, filling stations, community facilities, expansive parks and recreation areas and more. It, therefore, aims to not only provide housing, but rather a comfortable, quality lifestyle, by offering many different amenities other than just housing.


Infrastructure

The civil and electrical services and infrastructure for the entire project will total R1.3 billion and will be handed over to the City of Ekurhuleni as the development progresses. The infrastructure for the first two phases has already been completed at a cost of R320 million. These two phases comprise 2 961 residential 1 stands and 534 high-density units, the shopping centre, filling station, transport hub, four schools and four social node stands for community facilities.
The affordable independent school, Royal Schools Sky City, opened its doors to its first 650 learners in January 2018 which soon increased to just over 1 000 learners in 2019. The latest addition to this holistic development is Sky City Mall, the regional shopping centre developed by the GMI Property Group, of which the first phase (12 800m2 of a total 32 000m2) opened to the public in April 2019.


Overview of the Sky City Development

• Cosmopolitan Projects purchased the land in November 2014 and installation of external services started in June 2016. Construction of the houses started in September 2017 and the first houses were occupied in November 2017.
• 17 000 housing units consisting of 14 500 residential 1 erven and 2 500 high-density units are being developed.
• The 32 000m² regional shopping centre.
• An additional convenience retail centre, including a car dealership, is also being planned, as well as a private hospital.
• 17 schools, including the Royal Schools Sky City independent school. This 9 000m2 school can accommodate 1 600 learners from grades RRR to 12 and is operated by Royal Schools. A second independent school, which will be opening in January 2022, is already being planned.
• 21 social nodes for community facilities such as churches, crèches, clinics and social facilities.
• Beautifully designed entrances, pavements and expansive parks with recreational facilities such as jogging trails, soccer fields and children’s play areas with jungle gyms.
• The entire development, as well as the inner superblocks, are fenced with perimeter security walls.


The Residential Offering

Sky City offers building packages from R492 700 (R5 400 per month) to people earning from R14 000 per month. People earning less than R22 000 per month will also qualify for housing subsidies under the Finance Linked Individual Subsidy Program (FLISP). The houses range from 40m² (two beds, one bath) up to 99m² double storeys (three beds, two baths).

Top tips for first-time homeowners


Owning a house comes with certain responsibilities that first-time homeowners might not be fully aware of.  Doing your homework upfront is key to having the peace of mind that you can cope with the financial obligations of owning your own home,  including related costs for maintenance, repairs, insurance, rates and taxes and so on so that you can relax and enjoy your new home and the making of many happy memories.

Cosmopolitan Projects, one of South Africa’s largest developers of affordable housing, offers a handy checklist of essential tips associated with owning a new home:


Rates and taxes

On registration of the property in your name, you will be billed for rates and taxes by the council and will be liable for the account, regardless of whether you have moved into the property or not.  You will need to open an account at the council offices in your name and pay a deposit.  Make sure you provide a valid postal address and should you not receive the statement, it is your responsibility to rectify this with the council. If you have not been paying your rates and taxes, you will be in for a nasty surprise when you receive an accrued municipal account.


Repairs and maintenance

Once your house is registered in your name, you are responsible for all maintenance and repairs of your home going forward.  Things such as painting, repairs of leaking taps and blocked drains, basin connectors, window handles, door locks, roof tiles, flashings and so on, are all affected by wear and tear and will require maintenance and repairs from time to time to protect the value of your asset.


What about cracks?

If you have bought a newly built home or a home off-plan, then the formation of “settlement cracks” for the first two years is completely normal in a new building. Fluctuations in temperature and rain and the sheer weight of the building will cause your foundation to settle and cause small cracks known as settlement cracks.  our house is designed with expansion joints to be flexible for these movements. After some time, the foundation will settle and fewer cracks will appear.  The owner is responsible to fix and maintain these cracks as part of their home maintenance.


What happens if I find latent defects after I move in?

A latent defect is a fault in the property that could not have been discovered by a reasonably thorough inspection before the sale. As a consumer you have the right to give instruction to a developer to rectify latent defects as follows: within 12 months you can instruct the builder to repair roof leaks attributable to workmanship and design materials – damage caused by storms will not be covered by the developer, and likewise, if any tiles were moved for repairs or work done after the occupation the warranty is no longer valid.  Homeowners can also instruct the builder to rectify major structural defects caused by non-compliance with regards to technical building standards within five years, while plumbing and electrical faults will be rectified within the first year of occupation.


Building Insurance

Homeowners insurance protects the building and all its fixtures – essentially the brick structure that you will be moving into – against perils such as fire, flood, severe weather, theft and so on.   It’s also important to remember the underlying premise of homeowners insurance – it protects you from sudden and unforeseen loss or damage. Your insurance company will not cover you for gradual deterioration as a result of a lack of maintenance, often referred to as wear and tear, so make sure you budget for and conduct regular maintenance on your property and attend to any necessary repairs. The bank will also insist on you having this cover to protect their interest in the property until your bond is fully paid.

Being aware of and understanding the additional responsibilities that come with owning a house, and the expenses that come with them is key to enjoying your new home, and not being overwhelmed by it.­­

When it comes to protecting the value of your property and the comfort of your home, regular home maintenance is key.
“From the moment that you take ownership of your new home and signed off on the confirmation of satisfaction with the developer, home maintenance and repairs become your responsibility and are not the responsibility of the developer, the bond/mortgage provider or the insurer anymore.”


In the same way, you need to service your car regularly to keep it in good running order; your house needs the same care and attention. All property is subject to what is known as ‘wear and tear’. This is the gradual deterioration of items caused by normal usage, ageing, exposure to weather, insects, etc. Fixing minor maintenance problems at first sight of deterioration will prevent a small problem from becoming a larger and much costlier one to fix in future. Regular maintenance will ensure the comfort and look of your home, but it will mean that you get the maximum value for your property should you decide to sell one day.


“There is also the insurance aspect to think about. It’s important to remember that insurance is there to protect you against the impact of sudden, unforeseen and accidental events and not for gradual wear and tear. Claims resulting from a lack of maintenance are likely to be rejected by the insurer.” Cosmopolitan Projects, one of South Africa’s largest affordable housing developers, provides some handy home maintenance tips.


  • Paint the walls – both inside and out. Fill any small surface cracks and paint over them.
  • Clean out gutters and remove leaves and debris regularly. It can save you money on replacing gutters and even on repairing roof damage as a result of water overflowing into the roof and ceilings during a heavy downpour.
  • Check your roof. Ensure tiles are still securely in place and that flashings are properly sealed. Paint and seal your roof to avoid water leaks.
  • Attend to water leaks immediately to avoid bigger problems with dampness and other water damage. This includes checking toilets and cisterns, basins and connections for signs of wear and tear or leakage.
  • Check your windows, doors and handles for any required adjustments and tighten screws and bolts that may have come loose. Check that lock mechanisms are in good working order and spray with lubricating oil if necessary.
  • Check your drains for any blockages and build-up of grime or fat. Never flush plaster, cement, paint or any other building debris down a drain as it will harden and block your pipes. Use a drain cover to keep debris out of your drains.
  • Don’t hammer nails into the walls. This could lead to cracks in the plaster. Use a drill and a proper wall hanging fitting. Ensure that it is safe to drill and that there are no pipes or electrical cables under the surface.
  • As we go into winter, consider applying window and door foam tape to ensure that windows and doors close snugly. This will keep out any cold wind and also prevent any rattling noise on windy days. It’s crucial to give your home the maintenance it needs and to attend to any required repairs as soon as they arise, to prevent a small problem from becoming a major one, and to protect the value of your property investment.
